Still no offers on my house. Tomorrow will be 2 weeks since it was listed. No one has been to look at it since Sunday but there are 2 appointments this afternoon. One really good thing about the house being up for sale is that it is clean all the time. It takes about an hour every morning to get it ready. I use a Bona mop with a pad for pet hair twice a day. Can't believe all the cat hair it picks up that I can't even see. I have to dry the shower after using it and I have only used the stove once or twice because it is so hard to clean. My eating hasn't been good because I am picking up meals too often. I ordered a pizza which was good for 3 days of meals. I also ordered spaghetti one and the best part of that meal was the garlic bread! Not sure what I will eat today. So far, just 2 cups of coffee. I'll probably get something to eat this afternoon while my house is being shown. Bobby is allowed on the patio at the restaurant where I got the spaghetti.

Fritzy you are right it’s more likely that the location isn’t right. The first criteria most buyers search by is location. How quickly have other properties in your community sold and did they have the same issue with listing ask her that question. Recently sold property info is typically still available to be seen in realtor.com.

Honeebuns, the map used is wrong and impacts several streets in my neighborhood. Most of the current listings in my neighborhood show up correctly but there is another house on my street and a nearby street that don't show up. I sent a request to realtor.com to fix the error but am not expecting much luck.

Good catch. You need to get your realtor to fix it. They usually have a back door through elevated help desk.

Here the realtors split the commission which I think is a common practice everywhere. Hope you get the correct info on your listing it should make a huge impact.

We negotiated with the realtor for 5% total commission but one realtor wanted to payt herself 3% and buyers agent 2% vs. 2.5 and 2.5. I said no as where is the incentive for the sellers agent. Times are changing. The realtor we are using is 2.5 and 2.5 both sides. Perhaps that plays a role?

Everything is up in the air after the judgment against NAR. You can negotiate as you see fit. They may try and convince you otherwise, but that’s not true. Enough to compensate both sides fairly is a good approach.

Kat, coincidental timing. One of the realtors we met with 2 weeks ago reached out today to see if we had made a decision on realtors. I told her we had and she asked for feedback on why we went elsewhere. I told her it was in part the commission. She said she would never lose a sale over commission and was open to negotiate. I had already told her we were looking to pay 5% and wanted to pay 2.5 to listing. At that time she was adamant she worked for 3 percent. Sale lost. Times are definitely changing. She was very well qualified and decades in the industry.

Thanks Kat. My agent hasn't been able to fix the situation with realtor.com. I know she was also in contact with someone else, I think maybe MLS. I'm hoping I'll get a response.

Thanks Golfgirl, YOH and Kat. When I was a realtor, over 25 years ago, wd had huge MLS books we had to look through. If I listed a home for 5%, I always took 2% and the buyers agent still got 3%. I did that because some agents wouldn't bother showing the house for a reduced commission. Things are different now because most buyers go online and find homes they want to look at. My agent listed for 5% and 4.5% if she brings in the buyer. I will ask her if the 2.5% might mean less people coming through.
